WARNER VIEW CENTER: OFFICE ENERGY RETROFIT & MANAGEMENT
With a baseline ENERGY STAR® Score of 26, the building owner immediately sought out a consultant to lower its operating costs. Priorities included auditing and identifying inefficiencies, then selecting measures covered by utility incentives and financing to offset project costs.
Green Econome conducted an ASHRAE Level II audit and based on the findings, wireless thermostats, high-performance LED lighting retrofit, occupancy sensors, evaporative cooling HVAC rooftop units, solar window film, and an energy monitoring system were installed. LADWP's Custom Performance Program and PACE financing covered over $176,000. Solar PV was installed and received $494,000 in tax incentives. EV charging and water sub-metering offered further cost savings. The ENERGY STAR Score increased to 90 post-project and the building received ENERGY STAR Certification for 2020. The project was a Better Buildings Challenge 2020 Innovation Awards nominee for Energy Efficiency Project of the Year. Green Econome continues to provide ongoing energy management and solar monitoring.

DIMITRI S. DIMITRI, WARNER VIEW CENTER
We wanted a building that would be able to meet the demands of the next 20 years in terms of energy consumption and a modern look to appeal to new tenants. We plan to own the building for the long haul, so it was important to reduce operating costs immediately and on an ongoing basis.
